The June 2026 TRREB data is in, and the corridor is not moving as one market.

Newmarket is holding at 38 days on market with 4.2 months of inventory. East Gwillimbury climbed to 57 days. Bradford climbed to 57 days. New Tecumseth reached 56. Markham is sitting at 43 days with 4.3 months of inventory — one of the tightest conditions in the full corridor.

Same rate environment. Same general region. Very different outcomes depending on where you are and how you are priced.

What this means if you are thinking about selling:

A list price calibrated to the regional average in a community running at 57 days is a list price that will sit. The communities that reversed in June are telling you something specific about buyer tolerance in those markets right now. Getting the pricing right on day one is not a strategy preference; it is the difference between a clean sale and a relist cycle.

What this means if you are thinking about buying:

The buyer-leaning conditions that opened up in spring are still in place across most of the corridor. Months of inventory range from 4.2 in Newmarket to 11.7 in King Township. Correctly priced homes in the efficient communities are still moving in under 30 days. But the window for negotiating harder in the elevated communities - Bradford, East Gwillimbury, New Tecumseth - is real, and it is now.
